Subject : Registration of individual Deed of Assignment for dwelling unit(s)/parking(s) in favour of beneficiaries of CGEWHO’s Pune Housing Scheme at Pune.

We are pleased to inform you that the registration of Deed of Assignment of individual dwelling unit/parking was commenced in co-ordination with the Kendriya Vihar Apartments Owners’ Association (KVAOA), Pune, during Jan’2005.

 

2.       The Market rates of flat, stamp duties, registration & other charges have been further revised after 31/03/2008 by State of Maharashtra and the financial implications are mentioned herein under (For more information, you may log in http://www.cgewho.nic.in)

@  Registration Fees can be paid thr. Demand Draft fvg. ‘THE SUB REGISTRAR, Haveli No. 5, PUNE’ payable at

Pune.   # Paging Fees is to be paid in cash. Besides the above expenses, each beneficiary shall have to pay

Rs. 2,000/= in cash towards Advocate’s fees and Other incidental & Misc. expenses as decided and finalized

by the AOA in its meeting held on 15/01/2005.

3.     Beneficiaries or his/er attorney holder are required to produce/carry the following documents for registration :

 

(a)     All the persons whose names are to be mentioned in the Sale Deed are required to be physically present on the date of registration. Otherwise, he/she/they will have to execute a power of attorney(POA) on a Stamp paper of Rs.100/= and to be REGISTERED in the court of law in favour of person(s) who will be in attendance during registration. (b)     Four Nos coloured Passport size (4 cmx5 cm) photographs of each signatories to sale deed are required with PAN Card issued by Income Tax Authority.

(c)     Proof of Identity of the beneficiary/POA holder(s) in original. {Any one of these documents like Driving License or Passport or PAN Card or Election Comm.’s Identification Card or State/Central Govt.’s Identity Card with photograph}.

(d)     First Allotment letter, all payment receipts, Final call up letter, Possession cum Occupation letter and Handing/Taking over Certificate (of dwelling unit and parking stilt) along with Annexure-I (for details of loans availed) submitted to CGEWHO before issuance of possession letter.

(e)     No Due Certificate from Kendriya Vihar Apartment Owners’ Association(KVAOA), Pune. or sufficient fund for clearing the outstanding liability (See para-4 of this letter).

(f)       Two separate crossed demand drafts may be prepared one in favour of ‘The Joint District Registrar, Pune’ payable at Pune. for stamp duty as mentioned under NOTE in para-1 and the other in favour of ‘Joint Sub-Registrar, Haveli No.5, Pune’ for Registration Charges as mentioned under NOTE in para-2 above. Demand Drafts should be drawn on any Nationalized Banks & to be once confirmed from Shri D N Wani, AAO of Pune Project Phone: 020-27272601-(R).

 

 4.    All the beneficiaries are required to pay the up-to-date Maintenance Charges to KVAOA, Pune prior to registration of the dwelling units in order to obtain a No Due Certificate from KVAOA, Pune at rate as decided by the KVAOA (earlier it was Rs.300/= per month) for each type of DU/flat.

 

5.     Beneficiaries/POA holders are requested to intimate their availability at Pune for registration giving a clear one week’s time to our Pune Office so that the exact date on which you are required to be present at Pune may be confirmed. However, a stay of 3-4 days in Pune may be required for completion of the registration process.
